A building designed with a holistic approach towards its occupants' wellbeing and health

The building is designed to comply with the WELL Building Standard®, which is based on the measurement, certification and monitoring of the performance of the built environment, the characteristics of which have an influence on the health, happiness, productivity and wellbeing of the building's occupants.

Well 22 is the 1st office building in Luxembourg to meet the requirements of the WELL Building Standard® certification process and is thereby helping to integrate new standards of comfort and wellbeing for its occupants, who are at the heart of IKO Real Estate's considerations.

    Air

    Indoor air is 2 to 5 times more polluted than outdoor air. Polluted indoor air causes intellectual fatigue and loss of productivity.

    Inside Well 22, IKO uses several methods to ensure high levels of indoor air quality, such as elimination or reduction at source, both active and passive design and operating strategies, and accurate measurement systems.

    Well 22 encourages active living, by ensuring you can get to the building on foot or by bicycle, with nice stairs, a gym and Howald forest, which is nearby.

    Temperature

    The internal thermal environment has an impact on energy consumption but also plays an important role in the quality of life inside a building.
    A temperature that is either too cold or too hot reduces our performance.

    In Well 22, IKO ensures maximum thermal comfort thanks to the improved and automated design and control of heating, ventilation and air conditioning, with respect for individual thermal preferences.

    Noise

    Noise can reduce our performance by up to 66%.

    Well 22 ensures optimum acoustic comfort and offers productive, comfortable areas where there are no distractions.

    Materials

    Some materials emit volatile organic compounds (VOCs) that are hazardous to health.

    During the construction and exploitation of Well 22, IKO undertakes to eliminate or limit the use of toxic materials by using safer alternatives. Compounds known to be hazardous to workers' health and harmful for the environment will also be limited and, in some cases, prohibited.

    Mind

BREEAM Certification

Well 22 aspires to achieve 'Excellent' on the BREEAM certification scale - the standard for assessing buildings' environmental performance.

The design of Well 22 is consistent with our commitment to sustainability and a long-term vision. Well 22 has a low carbon footprint, making it an ecologically coherent and sustainable solution. The building, which was conceived in symbiosis with its environment and environmental change, guarantees optimum comfort and wellbeing to its occupants, while also offering maximum environmental protection.

An environment-friendly design

Energy performance and the occupants' wellbeing are at the heart of the design: well-lit spaces, acoustic comfort and air quality, thanks, in particular, to the use of the most advanced building techniques.

In terms of materials, wood, which is used throughout the building, offers unrivalled warmth, while energy is managed based on the actual demand. The vegetation, which consists of indigenous species to strengthen local biodiversity, is watered with water collected from the building's roof.
